The Glendorn Story

The Glendorn Estate is a hidden treasure, tucked away in a valley next to the Allegheny National Forest near Bradford, Pennsylvania. Serving for almost 70 years as a 1,208+/- acre family retreat, it was made available to the public as a luxury Relais & Chateaux resort in 1995. Its beauty has rarely been seen by outsiders. The Big House, as well as the collection of rustic cabins named after family members, the surrounding old-growth forest, spring fed lakes and miles of trout-filled streams create a one-of-a kind wilderness experience.

Outdoor Activities

Truly an outdoor enthusiast’s dream. Carefully managed spring-fed lakes and streams teeming with trout have earned high accolades and a coveted endorsement from Orvis. The resort’s 1,208+/- acres support excellent deer and fowl hunting. There are 18 miles of marked trails for hiking and mountain biking, a five-station skeet and trap range, clay tennis courts and a heated swimming pool. Adjacent to the Allegheny National Forest, the timbered ridges that flank the resort are filled with wildlife and hundreds of species of birds, butterflies and plant life. Let the available Field Guide to Glendorn take you on an exploration of this beautiful natural environment.

Timber

The Glendorn estate is a valley shrouded in woodland timber, one of America's most precious natural resources. Before the Dorn family purchased the property in the early 1900s, the property had been clear cut. The forest was left untouched until 2002. Since then, a careful and sustainable timber management program has been in place. This "green" timber program has allowed for secondary and tertiary growth to occur while beginning to select cut the valuable and renewable timber.

Terms of Sale:

Registration today finalizes each bidder's agreement to the terms and conditions of sale as stated in the Contract and its Addenda which are incorporated by reference into your bidding. DO NOT BID unless you agree to be bound by the terms of sale in the Contract as they are final upon you becoming a high bidder.

All properties are sold "AS IS, WHERE IS" with no financing, inspection or other contingencies to sale. Williams & Williams represent the Sellers only and do not inspect properties on bidder's behalf.

Buyers receive a deed and Title Insurance Policy as provided by the Closer indicated in the Contract. Current year's taxes are pro-rated through day of closing as customary.

A Bid Deposit of $100,000 will be required in order to register as a bidder for parcels 1, 2 and 3 or $5,000 Bid Deposit if bidding only on parcel 4. The Bid Deposit will be applied to the 10% non-refundable deposit in the event you are identified as the high bidder. Your Bid Deposit must be received via wire transfer by 12:00 P.M. on Friday October 2, 2009. You will not be permitted to bid if we do not receive your Bid Deposit prior to this deadline. In the event you are not the high bidder, your Bid Deposit will be refunded in total within 48 hours of conclusion of the auction (excluding weekends and holidays), without interest.

Each high bidder must make a 10% non-refundable deposit per property. Personal checks are accepted. The balance of the purchase price and all closing costs are due within 30 days. Closing cost typically total $2500 and include title exam, title policy, closing fee, filing costs and any other fees noted.

All auctions are subject to seller approval. Over 95% of all sales approved. Buyers are not allowed possession until filing of the deed.

Bidding starts at the nominal Opening Bid(s) indicated and is open to the public. The Auctioneer will call the sale and control any increments of bidding. To make a bid, raise your hand or Bid Card to be recognized. The Auctioneer is the sole arbiter and controller of the conduct of the auction and shall be the final and absolute authority without liability to any party.

Do not inspect properties and/or attend an auction except at your own risk. Broker and Seller, their agents and employees, expressly disclaim any "invitee" relationship and shall not be liable to any person for damages to their person or property while in, on or about these properties, nor shall they be liable for hidden defects, dangers or conditions. All persons shall be on the premises at their own risk and shall defend, indemnify, and save harmless Broker and Seller from any and all liability attendant thereto.

If more than one property, the Auctioneer may choose to offer a group of the properties for auction at the same time. The price being called for and bid is for any one property only.
