11BR Lodge and 8-Unit Storage Facility

The Masterpiece Lodge is a hidden gem east of Okmulgee, a community just south of Tulsa, OK. The 11BR 8.5BA lodge was created to be a bed & breakfast on 11.6+/- acres between Okmulgee and Dripping Springs lakes and adjacent to Salt Creek – a navigable channel that runs between the two lakes - and Okmulgee State Park. The property has been pristinely manicured and maintained to create a peaceful country retreat.

An adjacent 2.5+/- acres with a fenced, 8-unit mini-storage facility primarily used by renters for boat storage will sell separately. Each unit has a power outlet and currently rents for $55 on month-to-month agreements. Five units are currently occupied.

The 7,400+/- sf lodge will convey with furnishings and equipment, creating a turnkey hospitality opportunity or a move-in ready home for a new owner. The entry to the lodge has a stone water feature and rock fireplace. The lower level includes the master suite with a sitting room and French Doors, commercial kitchen, a fixtured salon/spa room, dining room, sitting room and small gym. Six bedrooms and four baths are located upstairs, two of them ensuite. There is also a kitchenette upstairs and a wood deck overlooking the back yard area.

The back of the property slopes toward Salt Creek and there is a dock for boat access to Dripping Springs Lake to the north. The surrounding area is timbered and abundant with wildlife, including Bald Eagles and deer. There are also producing pear and fig trees and Muscadine grapes.

The sellers have permits in place for occupancy, hotel/motel and food service. To the extent allowable, all will be transferred to the new purchasers, along with the business name and website.
