• Neither Seller nor Williams & Williams make any assertions to the compliance standards of smoke and/or carbon monoxide detectors(CO). Buyer acknowledges that if such inspections are required,(dye test, Smoke (CO), Occupancy) Buyer will perform the inspections prior to closing. Buyer is responsible for cost of certificate, and any costs and expenses necessary for complying with the State/City/County/Borough requirements, which may or may not include repairing violations noted. Buyer is purchasing the Property as-is, where-is,' and assumes all responsibility for complying with the results of inspections. Should repairs be required to comply with State/City/County/Borough requirements, buyer will accept responsibility and waive seller/agent liability by signing a hold harmless agreement at close.
• Parcel 5 ONLY: Mobile/Manufactured Home Disclosure. Buyer(s) understands and acknowledges that the Property herein conveyed is occupied by a mobile/manufactured home. Seller will convey whatever interest they have in the mobile home/manufactured home if any. Seller and Williams & Williams have no knowledge of the title status of such mobile/manufactured home, and do not warrant title to such. Mobile/manufactured home may or may not be attached to the Property, or it may be deemed abandoned. Buyer accepts all responsibility for titling, registering, or transfer of the mobile/manufactured home, and the disposition thereof, including any remediation, permits, costs or fees incurred for disposition of same and accepts the Property “as is, where-is”.
• All properties are sold "AS IS, WHERE IS" with no financing, inspection or other contingencies to sale.
