Vacant Land Disclosure. Buyer understands and acknowledges that the Property is vacant land only. Buyer will be responsible for connections to all utilities, including, but not limited to, a public or private water source or well, a wastewater treatment system, an electric utility, natural gas service, or any other desired utilities. Buyer is advised to seek professional advice as to the feasibility and/or permissibility of such connections prior to bidding. Buyer to Rely on Own Investigation. Buyer understands, acknowledges, and agrees that Buyer is not relying on any representations, claims, advertising, promotional activities, website descriptions, brochures, or materials of any kind made by Seller, Williams & Williams, or their agents. Buyer acknowledges that any such representations are not warranties regarding the condition of the Property and are not a substitute for, nor in lieu of, Buyer's own responsibility to conduct a thorough and complete independent investigation, including the use of professionals, where appropriate, regarding all material matters bearing on the condition of the Property, its value and its suitability for Buyer's intended use. If Buyer is interested in further developing or improving the Property, Buyer is advised to contact the appropriate authorities to determine limitations or processes and whether it is feasible or possible to develop, improve, or otherwise make changes to the Property. NOTARIO PUBLIC / FINAL AGREEMENT DISCLOSURE (Mexico Properties): The Parties agree to execute and deliver any additional papers, documents and other assurances, and take all acts that are reasonably necessary to carry out the intent of this Agreement. The Parties understand that they will need to execute a Final Agreement with the Notario Publico for official transfer and Closing within the country of Mexico, and that such document will carry out the intent and force of this Agreement, but may be in Spanish language. The Parties agree to secure their own translators and legal advice for the Closing, at their sole expense. Buyer to Rely on Own Investigation.
