Title to the real estate is being conveyed. Personal property may be present and is included in the auction. Removal of personal property remaining on site at the time of closing will become the responsibility of the new owner. Buyer agrees to remediate all necessary repairs and accepts responsibility for all compliance measures required before occupancy.
Buyer agrees to assume all liability for any defects of the property, and holds seller harmless for any and all defects thereof.
Mineral Rights do not transfer with the property.
Zoning/occupancy inspections disclosure. The property may be subject to city/county zoning, use, or certificate of occupancy inspections. Buyer is purchasing the property as-is, where-is, and assumes sole responsibility and expense to obtain said inspection prior to occupancy. Neither seller nor Williams & Williams have any knowledge of any regulatory requirements or how same may impact buyer's intended use of the property. Buyer assumes responsibility for satisfying of all zoning, use, occupancy, and any other regulatory requirements, including all costs and remediation that may be necessary.
Wastewater treatment disclosure. The property herein has been reported to have an on-site wastewater treatment system/cesspool/septic tank. Buyer is purchasing the property as-is, where-is with no warranties or assertions by seller, Williams & Williams, or their agents as to the condition thereof. The property may be subject to city/county septic inspections. Buyer agrees to comply with all requirements necessary to complete the inspection and closing, including, but not limited to, obtaining the necessary permits and making arrangements to correct any noted city/county violations at buyers expense.
Well potability disclosure. Neither seller, Williams & Williams, nor its agents make any assertions or guarantees as to the condition or potability of the well reported to be on this property. Buyer is purchasing the property as-is, where-is.
Propane disclosure. Neither seller, Williams & Williams, nor its agents make any assertions or guarantees as to the condition of the propane tank or location of lines that may be located on the property herein. Buyer is purchasing the property as-is, where-is, and is responsible for all costs for any required remediation thereto. In the event the propane tank is leased, the buyer is responsible for any and all costs/remediation required for the propane tank, assuming all lease terms, and/or negotiating a new lease agreement for use of any propane tank.

Cell Tower - The lease remains with the property. Union holds the rights to any additional party putting anything onto the tower, or in their lease area. However, Union does not have the rights at this time to grant access to/from the tower lease area (para 6), that resides with the property owners. Union could negotiate a set rate for additional collocation to the tower with the new owners, or it would simply be a process of Union bringing the new party to the land owner and they negotiate access rights each and every time. DEQ – Change of ownership must be completed and submitted to Wyoming Department of Environmental Quality after purchase. Department records reflect that this tank is currently in use.
